when buying a new home

Choosing Your New Home

Our dedicated Sales Executives will guide you through availability and answer any questions you may have. Then, when you’re ready to reserve, we’ll ask you to complete a reservation form and pay a reservation fee to secure your new home.

From there your personal customer buying journey begins. We’ve given an outline of the steps in the journey on this page however, upon reservation, your Sales Executive will provide you with a detailed document explaining this process in full.

The Team

Each development has a dedicated team responsible for looking after you and the build of your new home. Your site Sales Executive is highly trained and experienced and is always available to help. They will guide you through the process from reservation to exchange of contracts, finally leading to legal completion and moving day.

The site Project Manager leads a team of skilled craftspeople and is responsible for the build of your new home. At various stages your new home will be independently inspected by the building industry’s National House Building Council or other equivalent body. This body will ensure the highest standards are achieved and on completion will issue their ‘Buildmark’ warranty.

Legal & Financial

We can give our commitment that the home you have chosen will not be offered to anyone else and the fixed price will not increase during the agreed reservation period.

It is a condition of our reservation agreement that you conclude missives (exchange contracts) within the agreed timescale. You will then receive regular phone calls from your Robertson Living Sales Executive to confirm that you have carried out requirements. At this stage we will also be able to update you on the progress of your new home.

Early Bird

We offer the opportunity to place an Early Bird reservation on many of our unreleased homes. An Early Bird is a reservation that can be placed against any plot on the development prior to the release date. This means you can plan and pre-book your new home awaiting the release price and date of entry.

Welcome Meeting

Within 7 days of reservation you will be invited to a welcome meeting, this is where you will learn all about your new home and get to know all the important detail. Your Sales Executive will arrange a time for the meeting that is convenient for you. The meeting will cover all elements of the interior and exterior of your new home. In addition, our Projects Manager will be in attendance to answer any questions you may have about the construction of your new home.

Make It Your Own

All our homes and apartments come with a superior quality specification. From door handles to bathroom tiles we have sourced an excellent range of finishing touches for your new home. However, we understand that you will want to personalise it to suit your taste. Although this always relies upon the stage of construction, the site Sales Executive will discuss the finishing touches options available to you. All selections require to be completed within 4-8 weeks of reservation.

Plan Your Move

It is important to plan as far ahead as possible for your moving day. To help you with this, as part of our ongoing service to you, Living by Robertson will provide you with a 6 week notice letter, issued via your solicitor, to your home and uploaded to your home app, this will confirm the anticipated date of entry. This will enable you to plan and prepare for your moving day. The construction team on site will secure the necessary Habitation Certification and CML paperwork and, once this has been received, your sales consultant will call you to arrange a time and date for your Home Demonstration visit. Your Robertson Living Site Sales Executive has helped many clients move into their new homes so feel free to call upon their experience to assist you.

New Home Demonstration

Prior to legal completion you will be invited to a demonstration visit of your new home. The Sales Executive and a representative of the production team, usually the Project Manager, will accompany you and take time to explain the detail of your property. During this visit, we will demonstrate the workings of the central heating, hot water system, appliances, sanitaryware, windows/door locking systems, safety features, drying out the new home and externals. This is a good opportunity to ask any questions you may have about your new home.

Your Completion Date

The legal completion date of your Robertson Living home will be indicated on your Reservation Form. Please note that these are anticipated timescales and they will usually cover a three-month period. Closer to move in day, we will issue a letter via the homeowners app, giving you 6 weeks notice of when we expect your home to be ready for occupation. Once these are passed, we will contact your solicitor to confirm the formal 10 day notice period for move in. However, if the property is finished when you purchase and has been passed by building control and granted habitation, then a fixed completion date can be agreed.

Move in Day

We want you to enjoy your Robertson Living home from the very beginning. With a bit of careful planning, your move-in day will be a very special occasion. Keep in mind that your solicitor will require time to arrange the successful transfer of the funds (known as legal completion) on the day agreed. Then as soon as the funds are cleared, the Site Sales Executive will receive confirmation from Robertson Living Head Office advising keys can be released to you. After this, your Site Sales Executive and Project Manager accompany you to your new home to carry out an inspection. They will then ask you to sign your ‘The Moment Has Arrived’ document and explain to you the Robertson Living Guarantee.

What Happens Next

After sales service is provided by our Customer Care Team. In your handover day document we will provide the contact details for the Customer Care Team, along with a guide to our systems and procedures. Customer Care is provided for two years from legal completion date to give you complete assurance. For additional peace of mind your new home also comes complete with a 10 year NHBC warranty provided by Living by Robertson free of charge.
